· Situation
The land is situated fronting Spaldington Lane approximately two miles from the historic market to of Howden and access to the motorway network via Junction 37 of the M62 motorway.

· Planning
Full Planning Permission has been granted by the East Riding of Yorkshire Council under Decision No. DC/10/00423/PLF/WESTWW for the construction of a new shared vehicular access off Spaldington Lane.
· Purchasers Responsibilities
It will be the responsibility of the Purchaser, within three months of completion of the sale transaction, to :
(a) Install a suitable vehicular access in accordance with the above planning consent.
(b) Erect a post and wire stock proof fence between the points marked A and B on the accompanying plan.
· Tenure & Possession
The tenure of the land is freehold. The land is being offered for sale with vacant possession upon completion.
· Wayleaves, Easements and Rights of Way
The land is sold subject to and with the benefit of all existing rights of way, water, light, drainage and all other easements affecting the land whether mentioned in these particulars or not together with all wayleaves for poles, stays, cables, pylons, water, gas and other pipes.
· Outgoings
There is an annual drainage rate which payable to the Market Weighton Internal Drainage Board.

The seller is not aware of this land having been filled with any contaminated matter referred to in the Environmental Protection Act 1990.
