Finding your ideal tenant

If you need help finding the right tenant to rent your home, we provide the following services:

Assessment & Advice on Rental
We visit your property and meet with you to understand your needs and your situation then talk you through the letting process.

Advertising & Marketing Your Property
Your property will be advertised to potential tenants with marketing literature, personalised emails, newspaper adverts and online on the following websites and property portals:

Accompanied Viewings
We are happy to hold a key and carry out all viewings of your property if required or alternatively we can arrange mutually convenient appointments with you the owner or your current tenant.
Application Administration
When you are happy with the tenant we have found for your property, we will gather references from their previous landlords, bank and employer then perform a credit check to ensure the new tenant is suitable and can commit to the duration of the tenancy.

Drafting the Tenancy Agreement
We will prepare an Assured Shorthold Tenancy Agreement for your tenant to sign on the move in day. This will confirm all details agreed in connection with the tenancy.

Compiling a thorough and accurate contract between you and your new tenant is essential for ensuring you and your property is protected. As part of the Agreement we carry out the following:
  • Preparing a detailed inventory of your property with photographic evidence.
  • Preparing a detailed schedule of condition with photographic evidence.
  • Checking your new tenant in, collecting rent and their bond.
  • Reading meters and sending notification to utility companies.

Full management service

On top of all the services included with finding your ideal tenant, our full management service also includes:

Bond Registering
Your tenants bond money will be registered in a custodial tenancy deposit scheme and managed on your behalf.

Rent Collection
We collect the tenant’s rent on your behalf and ensure they keep up with their payments.

Rent Reviews
We can arrange a rent review with your tenant at any time you like. If you choose to increase the cost of your rent, we will notify your tenant two months in advance.
Tenant Management
We deal with all the administration in connection with the letting and also deal directly with your tenant if they have any questions or queries. At the end of the tenancy, we check out the tenant, handle any issues on your behalf and arrange the return of the bond.

Annual Gas Safety Check
We organise a gas safety check on your property every 12 months.

Property Management
We can manage your property and tenant as much or as little as you like. As well as everything included in the Full Management Service Package, we can also deal with any maintenance issues and carry out property inspections on your behalf.

* Only one fee is payable up to a maximum of 2 applicants.
* Non– refundable if your application is unsuccessful.

* Administration & Inventory Check In fee.
* Payable at same time as First Months’ Rent and Bond.

You must complete a Tenancy Application Form to be considered for a tenancy. A £90 application fee is payable at this stage (fee can be for a  maximum of 2 applicants, and is non refundable)
References obtained:-
          - Current Landlord
          - Employment
          - Bank Reference

Checks will be obtained from a credit reference agency.

A period of up to 14 days must be allowed in order for the above references to be obtained.

If successful, the tenant will sign an Assured Shorthold Tenancy Agreement (AST) for a minimum term of 6 calendar months.

Tenants must provide Identification Documents. A list of acceptable identification is available from a member of staff. We must have sight of the original documents, photocopies are not permitted.

Only the persons listed on the application form may occupy the property. Sub-letting is NOT permitted.

Prior to occupation, cleared funds of one months’ rent in advance and the bond monies will be required. A personal cheque will not be accepted on the date of moving in.

An administration fee of £144 will also be payable in cleared funds prior to the commencement of the tenancy.

The tenant is responsible for all utilities including gas, electric, water and council tax.

The tenant will be responsible for insuring their own possessions.

All bonds will be lodged with a Tenancy Deposit Scheme.
