Full management service
On top of all the services included with finding your ideal tenant, our full management service also includes:
Your tenants bond money will be registered in a custodial tenancy deposit scheme and managed on your behalf.
We collect the tenant’s rent on your behalf and ensure they keep up with their payments.
We can arrange a rent review with your tenant at any time you like. If you choose to increase the cost of your rent, we will notify your tenant two months in advance.
We deal with all the administration in connection with the letting and also deal directly with your tenant if they have any questions or queries. At the end of the tenancy, we check out the tenant, handle any issues on your behalf and arrange the return of the bond.
Annual Gas Safety Check
We organise a gas safety check on your property every 12 months.
We can manage your property and tenant as much or as little as you like. As well as everything included in the Full Management Service Package, we can also deal with any maintenance issues and carry out property inspections on your behalf.

INFORMATION FOR TENANTS
You must complete a Tenancy Application Form to be considered for a tenancy. A £90 application fee
is payable at this stage (fee can be for a maximum of 2 applicants, and is non refundable)

Checks will be obtained from a credit reference agency.
A period of up to 14 days must be allowed in order for the above references to be obtained.
If successful, the tenant will sign an Assured Shorthold Tenancy Agreement (AST) for a minimum term of 6 calendar months.
Tenants must provide Identification Documents. A list of acceptable identification is available from a member of staff. We must have sight of the original documents, photocopies are not permitted.
Only the persons listed on the application form may occupy the property. Sub-letting is NOT permitted.
Prior to occupation, cleared funds of one months’ rent in advance and the bond monies will be required. A personal cheque will not be accepted on the date of moving in.
An administration fee of £144
will also be payable in cleared funds prior to the commencement of the tenancy.
The tenant is responsible for all utilities including gas, electric, water and council tax.
The tenant will be responsible for insuring their own possessions.
All bonds will be lodged with a Tenancy Deposit Scheme.
